What
to Expect When
Selling a Home
Sometimes putting a home up for sale can be a confusing process filled
with terminology and requirements that are easily misunderstood or
overlooked. When you choose a Realtor to assist you in selling
your home, one of their key responsibilities is explaining this process
and keeping you well informed about each phase of the sale. There are
six basic steps involved in selling a home. At Mary Nell Garrison
Realtors, it is our pleasure to use our experience and training to
assist you through every stage of the processes.
Market Research
The first step in selling your home is where extensive experience
and market knowledge plays a key role. Using the tools and skills available
to our highly trained staff, your Realtor of choice is in a position
to study market trends in your neighborhood and present you with a
customized Comparative Market Analysis of your home. Using this information,
it will then be possible for you and your Realtor to determine the
best way to market and price your home to achieve your goals.
Home Preparation and Marketing
One of the most important aspects of attracting potential buyers to
your home is the manner in which it is presented. Each of our
Associates are more than willing to take the time to view your home
and discuss ideas for displaying its beauty in such a way as to make
a stunning first impression. We then use a variety of traditional
and innovative methods to bring your home to the attention of interested
and qualified buyers.
Showing the Home to Potential Buyers
At Mary Nell Garrison Realtors, we understand how much you treasure
your home. For this reason, we take care to ensure showings
are conducted in a manner that allows you, the owner, with the greatest
sense of comfort while accommodating the scheduling flexibility needed
to make sure every fully qualified potential buyer has an opportunity
to see it and fall in love.
Negotiating a Contract
When someone presents and offer to buy your home, your Realtor will
make sure the contract is presented to you in such a way as to make
it possible for you to understand each section and will then put forward
your response to the offer in a timely and professional manner.
Arranging and/or Overseeing Inspections
Once you have accepted an offer for the sale of your home, there are
often inspections that are part of the terms of the contract. Our Associates
will be on hand to be present at any and all inspections to represent
you and your interests.
Closing the Sale
After all the conditions of the contract you and your Realtor have
negotiated with a potential buyer have been met, your Realtor of choice
will accompany you to the finalization of the contract and be on hand
to answer any final questions you may have on the process.
After the Sale
There is actually a seventh step in selling your home that is as important
as the basic six, however it is often overlooked in today's fast paced
world. What happens after the contract is signed and the keys
have been turned over? At Mary Nell Garrison Realtors, our care
and concern for you, our client, does not end with the closing. We
are always here to answer any questions you may have, or assist with
any of the details involved with this transaction or any other real
estate need you may have. We take a personal interest in our client's
real estate needs and we are here for you.
